The Maintenance Program Coordinator (MPC) is a Non-Exempt first line management position reporting to the Manager of the Grounds department in Land,Buildings & Real Estate.
The MPC exemplifies a high level of professionalism in everything they do. The MPC coordinates and assigns technicians from multiple shops and external resources to meet the program/project schedules. The MPC owns the assigned project/program and is responsible to deliver it on the designated schedule and at the estimated cost.
The MPC is expected to exercise good judgment on decisions regarding quality and quantity of work. The MPC provides guidance, motivation and acknowledgement of work completed. The MPC has spending authority for routine needs and expenditure authorization up to the maximum amount approved on the assigned work order. As the steward of the operating systems, the MPC makes repair/replace decisions, if applicable. The MPC sets expectations for completion dates, costs, quality and service and monitors to ensure compliance.
The MPC is responsible for reviewing and monitoring performance related issues of the technicians and addressing them in a constructive, supportive manner. Should coaching and mentoring prove to be ineffective, the MPC will work with the supervisor to apply corrective action or discipline as required. The MPC performs hands on work and is billable to 70%. Overtime is required as needed to meet the schedules of the assigned program/project.
The primary duties of this position may or may not include all of the following: •Maintenance Programs: oManage the shop QR and PM workload; assign and explain work followed by inspection oManage existing maintenance programs oCreate or modify, document and implement maintenance initiatives and programs oDevelop and execute a quality assurance program to ensure work meets department standards oProduce program reports including scans, readings, deficiencies with corrective action plans and timelines oAssist with specific safety plans for each maintenance programs oAssist with developing Training programs that compliment these initiatives and projects
The MPC is required to wear a modified uniform.
Working hours to be established with the supervisor and are based operational needs.
The MPC is a senior level technician who has completed a formal Training program and/or at least eight years of working experience, and has a proven track record within the Landscape Field.
They have a demonstrated history of leadership in a maintenance environment. Must have the understanding of a university environment and can motivate employees to meet quality and quantity standards. They possess an in depth understanding of the principles and theories of the Landscape Industry trades.
They have the ability to read and comprehend drawings, schematics, maintenance manuals and procedures. The MPC has demonstrated journeyman/foreman level skills and an in-depth working knowledge of their trade and related maintenance practices. They have the ability to develop, plan, organize and carry out maintenance programs while continuously monitoring the effectiveness of the program. They have the ability to work under pressure, with limited guidance, to complete programs on time and within the allocated budget.
The MPC works independently in the field to make decisions regarding quality of work, code compliance and safety to ensure project success. The MPC has excellent communications skills, thinks logically and is able to work quickly with purpose.
The MPC is skilled in the tasks they direct and has the ability to solve technical problems that may arise in the field. They can develop and nurture good working relationships with a diverse group of employees. They are able to follow written and verbal directions and communicate those instructions to others. They are well versed in environmental and safety rules, regulations and policies and conduct job site inspections to ensure compliance.
Must possess and maintain a valid California Drivers License.
Additional MPC Criteria for Area Management
The candidate must possess the educational background and/or 8 years relevant experience in landscape and irrigation maintenance with primary responsibilities for the landscape maintenance and installation program. Requirements include but not limited to;
•Knowledgeable in all aspects of landscape maintenance. •Identifying issues related to landscape plant material, recommend and implement a course of action. •Must be able to estimate costs of landscape maintenance tasks. •Responsible to schedule work, coordinate different trades, site plants, track budget and review completed work. •Plan and coordinate work with other University representatives. •Interact with maintenance programs’ personnel to coordinate mowing, pesticide/herbicide applications, fertilization, and lawn renovations with irrigation programming and landscape installations. •Supervise performance and scheduling of assigned employees for the landscape maintenance program •Operate light-duty vehicles, leaf blowers, sprayers, hand saws, small tools, sweeper, and any other equipment associated with landscape maintenance operations. •Computer literacy including ability to create spreadsheets, word processing and e-mail. •Must be able to conduct Quality Audits for maintenance program and disseminate information to team members.
